How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. Getting pre-qualified prior to beginning your home search can give you an idea of what you may be able to afford.

Why do people refinance their mortgages?

Homeowners typically refinance to save money, either by obtaining a lower interest rate or by reducing the term of their loan. Refinancing is also a way to convert an adjustable loan to a fixed loan or to consolidate debts.

How much money will I have to pay upfront to buy a home?

This question does not have a simple, one-size-fits-all answer. The exact amount will depend on the price of the home you buy as well the type of mortgage financing you choose. Depending on your loan program, your down payment could be as much as 20% of the home’s price or as little as 3%, while some loans require no down payment at all.

Can I get a mortgage after bankruptcy?

You may still qualify for a home loan even if you have experienced a bankruptcy. The best way to find out if you qualify is to talk with a Loan Officer to discuss your options. Be sure to bring all paperwork regarding your bankruptcy so your Loan Officer can find the program that best fits your situation.

Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

From Sales and Marketing to Top Producer in Three Years

Matt Brady sat down with Samantha Kerr of the Signature Group with EXP for a Behind the Closing Table conversation that covers what actually separates agents who make it from those who flame out, the hidden gem area of Charlotte that deserves more attention, and why real estate is a sales business that most people mistake for a customer service job.

Sam is a Charlotte native with a background spanning seven years of sales and marketing work across MLM, SEO, and network marketing before she made the move into real estate. Three years in she is a top producer on her team and honest about what the path actually looked like to get there.

What Real Estate Actually Is

Sam leads with the answer most people do not want to hear. Real estate is not easy money. The day-to-day involves both the field work and the admin, the office work, the cold calling, the follow-up and the pipeline management that nobody talks about when they imagine what a real estate career looks like.

More importantly she makes a distinction that she believes most people get wrong from the beginning. Real estate is a sales business. Not a customer service business. Customer service is a component but what makes a great agent from day one is active listening, scripts, sales skills applied consistently. The agents who come in thinking relationships alone will carry them discover quickly that relationships have to be built on a foundation of disciplined sales activity.

How Sam Structures Her Days

Time blocking is the foundation of how Sam manages the chaos that entrepreneurial businesses create. Her phone goes on do not disturb. Every block of time goes on the calendar and stays there. If nothing else is scheduled in a block she is doing admin work, cold calling, talking to past and current clients, and building pipeline.

She is currently mentoring an agent on the team who is eager to be in the field constantly and Sam's advice to her is direct. The admin work is what gets you into the field. You cannot skip it and sustain the business. The pattern of five great deals one month followed by a dead pipeline the next month comes from stopping the admin activity while closing deals and then having to start over from scratch every time a batch of closings happens.

Morning workouts are also time blocked. Personal care, time with her dog Joey, everything goes on the calendar. She describes herself as OCD about her schedule and attributes a meaningful portion of her consistency to that discipline.

The Path Sam Recommends for New Agents

Sam's first year in real estate she tried to do it part time. She is direct about the result. You cannot be available for clients during the day when you are working a nine to five. Part-time real estate produces part-time results and usually part-time exit from the industry.

Her second year she found a licensed assistant position with someone who shared her sales background. For six months she co-agented on every deal while learning the ropes from someone who could translate her existing sales skills into the real estate context. After six months she launched independently and signed twelve new clients in the first two weeks.

Her advice for new agents is clear and consistent with what she lived. Join a team or find a licensed assistant role first. Do not focus on splits. Focus on volume. The goal in the first two or three years is to hit thirty deals as fast as possible regardless of price point. The knowledge and confidence that comes from that volume is what eventually produces access to bigger clientele and bigger transactions. Agents who want the big deals before they have earned the reps to handle them well consistently struggle.

The Charlotte Hidden Gem Worth Knowing About

As a Charlotte native Sam has watched the city change significantly over her lifetime and she identifies one area that she believes is quietly becoming one of the most interesting places in the metro.

The west side of Charlotte across from the airport on the front side of the Catawba River is undergoing a transformation through the River District development. Restaurants, shopping, townhomes, single family homes, community infrastructure on a scale that she compares to Birkdale, Waverly Place, and Baxter Village combined and multiplied. The area that did not always carry the best reputation is being rebuilt into a destination community and buyers who get in early before the buildout is complete are positioned to capture appreciation as the development matures.

Matt reinforced the principle. Getting into a development area before it is finished is one of the more reliable ways to build appreciation into a purchase from the beginning.

Mistakes She Sees on Both Sides

On the buyer side the most consistent mistake is starting the home search without a pre-approval. Sam acknowledges this is well-known among agents but notes that the skill is in how you explain it to a first-time buyer rather than simply stating it as a requirement. Buyers who push back on pre-approval before looking are often doing so because nobody has explained clearly why it matters and what it makes possible. She had a buyer who gave her significant pushback on the pre-approval conversation and apologized at the closing table for not trusting the process from the beginning.

She and Matt also discussed the gap between online payment calculators and real mortgage payments. Buyers who have run the numbers themselves often arrive with expectations that do not account for property taxes and insurance, which can create meaningful surprises when the actual payment is presented.

On the seller side the familiar challenge of overpricing comes up consistently. Sam handles it by breaking down the market data in writing via email and then reviewing it with sellers in person so there is no ambiguity about what the market supports and what the consequences of overpricing look like in terms of days on market and eventual sale price.

First-Time Sellers Are a Growing and Underserved Population

Matt raised the increasingly common situation of first-time sellers, buyers who entered the market over the last five years in a completely different environment and are now encountering the sell side for the first time. Sam is actively navigating this with a current client she also helped buy.

Her approach with first-time sellers centers on education and transparency. Seller net sheets showing all expenses and expected proceeds. Detailed conversation about what the marketing process involves including high-quality photography, video, Zillow Showcase placement that bumps listings to the top of search results, and everything that goes into the marketing package that most sellers do not see or understand. And honest conversation about agent commission structure in a market where the rules and expectations around that have evolved.

Renovations That Add Value and the Ones That Do Not

Kitchens remain the strongest value add because they are the primary living space in most homes. Maintaining the major systems, roof, HVAC, crawl space, is critical because deferred maintenance on these items consistently shows up in inspections and becomes a deal-risk. Crawl spaces in particular come up frequently as issues that can make or break a transaction.

Curb appeal and landscaping get people in the door but do not add the dollar-for-dollar value sellers often hope for. A freshly painted bedroom is a visual improvement rather than a price increase. An unheated ADU space adds appeal but buyers account for the cost of converting it to heated square footage in what they are willing to pay.

Solar panels came up as a consistent friction point. Sellers who expect buyers to absorb the solar loan obligation as part of the purchase price are regularly disappointed. The market has largely settled on solar panels being a problem to solve rather than a premium to command.

Pools do add meaningful value, Sam puts the number at sixteen thousand or more for an in-ground pool in good condition, and she believes they hold up better in this market than some other discretionary improvements.

Why Charlotte and the Carolinas Draw Relocation Buyers

Sam works with a significant number of relocation clients who are making decisions without seeing properties in person. Virtual tours and strong communication are part of how she serves them and the feedback she receives consistently at closing from buyers who trusted her process is that the neighborhood and home matched what they were looking for.

Her approach to relocation buyers starts with the same active listening that drives everything else she does. Understanding the work situation and commute. Understanding family stage and school priorities. Understanding lifestyle preferences. South End for a younger generation vibe, Dilworth and Myers Park for an established neighborhood feel, Mooresville or Rock Hill for buyers who want proximity to Charlotte with more space and different price points. The right answer is different for every buyer and finding it requires listening rather than directing.

What Sam Wants Clients to Remember

Sam wants clients to walk away knowing she went above and beyond for them regardless of how smooth or complicated the transaction was. Home buying is not always a smooth process and she is honest about that with clients from the beginning. What she can commit to is that the job gets done and that her clients always know she had their best interest at heart throughout.

She also noted something worth hearing for anyone who wonders how to find the right agent. She is self-aware enough to know that she sometimes struggles to put her phone down even when she should be filling her personal cup. That accessibility is something her clients consistently praise and it comes from genuinely caring about the outcome rather than treating the transaction as complete once the paperwork is signed.

Sam Off the Clock

Sam describes herself as a simple and work-driven person for whom real estate is a lifestyle rather than just a job. Her nearly thirteen-year-old pit bull Joey is her world and is working through some heart issues. She takes him to showings and inspections whenever she can and spends as much of her personal time with him as possible.

She was a personal trainer for years and fitness remains a core part of her life and her ability to manage the stress of a high-volume real estate practice. She is solidly Team Beach with a family that has been going to the same beach condo for twenty-five years.
